Construction Takeoff Services UK

We know just how important accurate material quantities can be in construction. Get in touch and we'll get to work on your takeoff right away.

UK Measurement Standards for Material Takeoffs — We've Got It Covered

Our team follows the NRM2 (New Rules of Measurement 2) standards, set by RICS to ensure that construction measurement in the UK is consistent and accurate. It's essential to know the ins and outs of measurement if you want accurate material takeoffs — and NRM2 provides a standard set of rules for cost management on residential, commercial and industrial projects.

We keep your construction elements organised in a way that makes sense, following RICS standards for consistency in building estimates. This also means we can tailor the takeoff to the project's specific stage and the level of detail required.

Count

Precise itemized counting for fixtures, fittings, and specific equipment modules.

straighten

Length

Linear measurements for structural walls, internal partitions, piping, and cabling.

Volume

Complex cubic calculations for concrete pours, earthworks, and insulation depth.

Area

Surface area takeoff for precise flooring, roofing, and wall finish requirements — including m² for drywall, paint, flooring and roofing.

Our estimators use precise units (m², m, m³, nr) that are specifically defined for each trade, so you get the accurate quantities you need for procurement and estimating. Sometimes we use square feet for materials like drywall, paint, flooring and roofing, so we get accurate material takeoffs and project planning.

We're also experts in the 7th Edition of the Standard Method of Measurement — so if you've got legacy construction projects that need a bit of historical fleshing out, we're your team.

Using the Best Tech For Advanced Takeoff

Our professional takeoff services make use of industry-leading digital measurement software to deliver accurate estimates fast. Digital material takeoffs are a modern, tech-driven way of working that uses digital plans as the foundation for measurement and estimation.

CX

CostX

When we've got a tricky commercial or industrial project, CostX gives us comprehensive quantity takeoff capabilities and makes it easy to count materials and do quantity calculations.

BB

Bluebeam Revu

Bluebeam lets us work collaboratively with architects and engineers, making sure we're using the latest drawings and digital plans to get the most accurate quantities.

PS

PlanSwift

For residential projects, we use PlanSwift to deliver rapid material takeoffs that won't break the bank — industry-leading digital takeoff and scaling tool for fast turnaround.

Accurate material takeoffs and construction estimating are key to getting cash flow planning right. By getting the material quantities spot on and understanding the costs of all the materials you need, you can forecast your expenses and schedule payments effectively.

Detailed takeoffs for luxury homes, housing developments, and renovation projects — rapid turnaround using PlanSwift.

What We Need to Get Started

Our team needs complete project plans and drawings to get accurate quantities. Construction drawings and plans are the foundation for accurate material takeoffs — they provide the visual and technical information needed to get the measurements right. It's essential to give us up-to-date drawings so we can get the highest accuracy in quantity measurement and cost planning.

The Complete Takeoff Package

Our professional estimating services cover all the CSI trades, including concrete, masonry, structural steel, flooring, plumbing and finishes — and that's just the beginning. The team doing the takeoff is responsible for identifying all the materials required for the project so nothing essential is missed.

01

Substructure

We measure groundwork, excavation, foundations, drainage systems and sub-base materials according to NRM2 standards. Counting materials and determining the quantities required for each component is key to accurate substructure takeoffs — essential for resource planning and cost estimation.

02

Structural Frame

Our estimators take precise measurements of structural steelwork, reinforced concrete, masonry and load-bearing elements — and we count prefab items like light fixtures so we get the ordering and cost estimation right.

03

Envelope & Finishes

We measure external walls, roofing, cladding, windows, doors and internal finishes to get complete material takeoffs — and we estimate material costs so you can get a comprehensive project budget.

04

MEP Services

We quantify mechanical, electrical, plumbing, HVAC and fire protection systems with the utmost care, using specialist drawings. We also estimate labour costs for the installation of these systems, so we can deliver accurate and comprehensive construction takeoff services.

Your Professional Deliverables

Our construction estimating services put quantities into shape in a variety of formats — all perfectly compatible with estimating tools, procurement systems and the way construction works in the UK.

Frequently Asked Questions

What's included in a construction takeoff service? expand_more
When we're doing a material takeoff, we start with the project drawings and specifications and carefully figure out how much material is needed — making sure to cover all construction trades so nothing slips through the net. Then we put together a detailed quantities report, broken down into NRM2 elements and delivered in Excel, PDF or digital formats, with a drawing register and assumptions log to keep everything transparent.
How accurate are these digital construction takeoff services? expand_more
We can get an accuracy of 98–99% with tools like CostX, Bluebeam, and PlanSwift. Because our quantity surveyors check everything twice, we average around ±1–2% on accuracy — a lot better than the 85–90% accuracy you typically get with manual takeoffs. Manual takeoffs are time-consuming and prone to human error, but our digital construction takeoff services make it much easier to get takeoffs right first time.
What drawings do I need to provide for quantity measurement? expand_more
The drawings we really need are architectural drawings (floor plans, elevations and the like), structural drawings (showing how the building's frame is put together), MEP drawings (where all the pipes and wiring are) and detailed specs on materials and methods. If you don't have a site survey, we can work around that — making some useful assumptions to get started. Just get us any drawings you have at minimum scale 1:100, and even if they're not perfect, our estimators will work with what you've got and help fill in any gaps.
How long will a professional quantity takeoff take? expand_more
A small residential project under 200m² won't take us more than 3–5 business days. A large commercial project can take 7–14 days, depending on complexity and how detailed the MEP elements are. For really large or industrial-sized projects, we'll need 14–21 business days to get everything measured out properly.
What's the difference between a takeoff and a cost estimate? expand_more
A Construction Takeoff is all about getting a handle on the quantities — how much material and labour is needed for a job. Then, the construction estimate takes those quantities and uses them to figure out what the whole project is going to cost. Doing a good takeoff is crucial because it gives the estimator all the information they need to get a solid, accurate estimate.
Do you measure every construction trade, or just some? expand_more
We deal with all the construction trades — from laying the groundworks and foundations right up to the structural frame, masonry, and the whole exterior shell of the building. When it comes to MEP installations (electrical, plumbing and heating systems), we measure everything in a super-coordinated way — meaning no gaps in your scope, no silly delays, and everything gets properly accounted for in your tender and estimate.
