What Roofing Estimating Actually Covers
There's a lot that goes into a roofing estimate. More than most people expect.
Roof area is the obvious starting point, but it's measured as slope area, not plan area. That distinction matters considerably. A pitched roof at 45 degrees has roughly 40% more surface than its plan footprint suggests, and pricing from the plan view is a quick way to underbid. Our estimators work from roof plans and sections, taking off slope areas directly.
Beyond area, there's boundary work. Ridges, hips, valleys, verges, abutments and the like are all measured separately in linear metres, because each carries its own material and labour rate. Then flashings, insulation, fixings and accessories, scaffolding or access plant, and wastage allowances applied per item. Nothing buried in a global percentage.
Measurement follows UK construction standards and guidelines. Specifically NRM2 Work Section 17 for sheet roof coverings, Section 18 for tile and slate roof and wall coverings, and Section 19 for waterproofing systems. Each item in the Bill of Quantities carries a description, unit, quantity, rate, and total. Nothing hidden in a lump sum.
All estimates follow NRM2 measurement methodology. Pitched tile and slate roofing is measured under Work Section 18. Sheet roof coverings including EPDM and GRP are measured under Work Section 17. Waterproofing systems fall under Work Section 19.

Pitched Roofing
Clay plain tiles, interlocking concrete tiles, natural slate, Spanish slate, fibre-cement slate, metal tile systems. Slope area measured to NRM2 Section 18. Ridges, hips, valleys, and verges as separate line items every time.
Flat Roofing
EPDM single-ply membrane, GRP fibreglass, built-up felt, torch-on systems. Measured to NRM2 Sections 17 and 19. Upstands and flashings are separate items, not folded into the area rate.
Green Roofs
Extensive sedum mat systems and intensive planted roofs. Drainage board, filter fleece, and growing medium each measured and priced separately. Structural load flagged in preliminary notes.
Roof Repairs and Reroofing
Stripped and relaid areas measured separately from patched repairs. Partial reroofing scoped accurately to avoid cross-contamination with existing work. Both repair and partial reroof scopes are priced using the same NRM2 methodology as new installations.
Full Roof Replacement
Complete scopes from strip-out through to new covering. Every element priced as a distinct package, from the decking and insulation through to the finished covering and all associated flashings and accessories.
Commercial and Industrial

Pitched and Flat Roof Estimating in Detail
Pitched roofing is probably our most common enquiry. Each system, whether clay, slate, or metal tile, carries different material rates, different wastage factors, different accessory requirements. We know them well. The underlying roof structure, cut rafters or trussed rafters, is a separate scope covered under our carpentry cost estimating service.
Flat roofing is a different discipline entirely. EPDM, GRP, and built-up felt each have their own measurement rules and cost drivers. The area rate alone won't cover a flat roof with multiple upstands, outlets, and edge details. We take it all off properly. Where flat roofs tie into drainage runs, those below-ground drainage elements are covered separately under our groundwork estimating service.
Green roofs, roof repairs, and full replacements sit alongside these as regular parts of our workload. Commercial and industrial roofing packages are just as common as residential. Whatever the scope, the measurement discipline stays consistent.
