Timber frame construction in the UK is not a single method. The system you choose has a significant effect on both the measurement approach and overall project cost. Each one requires a different estimating methodology.
Open Panel Platform Frame
Open panel is still the most widely used timber frame method in UK residential construction. Panels arrive on site with OSB sheathing and a breather membrane fixed to the external face, with insulation and internal lining added on site after erection. Cost estimating for open panel work covers panel quantities, studwork configurations, lintel schedules, sheathing board areas, and the subsequent insulation and boarding packages. The measurement is panel by panel, not just a floor area rate.
Closed Panel Timber Frame
Closed panel systems leave the factory already insulated and lined, sometimes with windows and service ducts fitted. The reduction in on-site labour is real and it shows in the erection programme, but the material value is higher and the procurement schedule is tighter. SIP Panel Construction

Engineered Timber: Glulam and CLT

Timber frame manufacturers produce good products and most of their quotes are put together honestly. But a supplier quote is, by nature, a commercial document. It shows the cost of their system in the best possible light, and it is not designed to tell you the total project figure. That is not a criticism. It is just the nature of how the industry works.
